Do I need a Development Application (DA)?+
It depends on your local council rules, zoning, heritage status and the size of the extension. Many smaller extensions can be approved as a Complying Development Certificate (CDC) which is faster. We assess this early and advise the best pathway.
Can we live in the house during the extension?+
In most cases, yes — particularly for rear ground-floor extensions where we can keep the existing home sealed off. First-floor additions and larger reconfigurations sometimes require a short-term move-out for the noisiest phase. We plan this with you upfront.
Do you handle the design, or do I need my own architect?+
We handle full design in-house for the majority of our clients. If you already have an architect, we love collaborating and can build to their documentation.
Will my extension match the rest of my home?+
This is one of the things we obsess over. We match or complement brickwork, roof profile, eave detail, window proportions and interior finishes so the extension reads as an original part of the home.
Can you add a second storey instead of extending out?+
Yes. A second-storey addition is often the best way to add space when the ground floor is already at its setback limit. We assess structural capacity, stair location and roof design to make the new level feel like it has always been there.
What approvals are involved in a home extension?+
Extensions typically require either a Complying Development Certificate (CDC) or a Development Application (DA) through council, plus a structural engineering certificate, BASIX compliance and sometimes heritage approval. We manage all of these on your behalf.
Do you provide detailed contracts?+
Yes. Once construction documentation is complete, we provide a detailed line-item contract with a clear schedule, inclusions and exclusions. Cost-plus and open-ended contracts are rarely in a homeowner's interest and we do not recommend them.
